Our house measured survey service offers a detailed analysis of your property, including accurate floor plans, elevations, sections, roof plans, and site plans. We also capture the essence with a photographic survey and identify key utility points. Our focus is on providing user-friendly, precise data to support your design and construction endeavors, ensuring compliance with industry standards.

In some cases, measured surveys are replaced with a full topographical survey by a consultant to accurately identify the land and levels across the site.

Our surveys are undertaken as the first step in designing your project. These surveys do not include a full building survey to establish structure stability, however if this is required we can help obtain a report from a specialist consultant.

Once we've got the details from your measured survey and the existing project drawings, we dive into crafting detailed architectural designs that match your project brief.

We'll share our initial proposals and collaborate with you, knowing that the first sketches might need some tweaks. We're here to work together until we've nailed down a proposal that has your 100% approval. Don't panic, we don't charge extra for changes to the designs unless there is a major change in the design brief.

When you're happy with the design, we'll hand over a copy of the drawings and documents then take care of submitting the application to the Local Authority on your behalf. All applications are made directly through the Planning Portal website.

Throughout this process, we act as your reliable agent, ensuring you can kick back and relax while we handle all the necessary steps.

Building Regulations is where the technical detail of your project is brought to life. We undertake details floor plans, sections and specifications of your build, everything that you'll need for a contractor to undertake the work. These plans are also often used as the basis for any quotation of building works.

At this stage, if your project requires, we'll collaborate with other specialists such as Structural Engineers or Home Energy Advisors to gather all the necessary information you'll need. We already work with a number of different consultants so we'll gain quotations for these elements on your behalf so you don't need to search for consultants yourself.

Once everything is collated, the plans and documents get submitted to Building Control for Plan Check. We are affiliated with Castle Point Borough Council Building Control so we submit all plan checks to them. Any inspection works are handled by your Local Authority Building Control. Once they are happy with the plans, we'll provide you with the Plan Check Approval so you know the building design is in compliance with all regulations.

For sites located in Canvey Island, Essex, we are able to undertake site specific Flood Risk Assessments to establish whether your development site is at risk of flooding. This is typically required upon New Build House applications but can also be needed for some commercial projects.

The company director, Carl Brampton, was raised upon Canvey and has been heavily involved in the development of flood protection measures for the Island. The personal connection to the island, ensure we are aware of the bespoke conditions that surround the island and measures which are required to promote development whilst protecting the area.

This includes the preparation of site specific Flood Response Plans, Flood Resilience Measures and even bespoke wall construction designs ensuring that new properties built in the area are protected from Flood Risks. In addition, we also help develop sustainable drainage systems that ensure rainwater is handled and stored within developments to protect the main sewers within the area.

Embarking on a construction journey involves more than just bricks and blueprints; it's about ensuring the safety and well-being of everyone involved. The H&S building legislation is here to make sure everyone is on the same page from the first sketch to the final nail. The key legislation that is required to be considered include, Health and Safety at Work Act 1974, Construction (Design and Management) Regulations 2015, Building Safety Act 2022 and Building Regulations.

In most cases, we will be taking on the role of Principal Designer during your project. However, upon new home schemes it would be advisable to appoint a independent specialist Principal Designer. We would then revert to taking on the Designer role. In cases where the scheme has already been designed by a previous consultant, we would again take on the Designer role.

If we are the Principal Designer upon your project, we'll provide you with all the relevant documentation required to satisfy the requirements under the Health and Safety Legislation.
